Quaint Echo Park Cottage for Under $900K

By |July 27th, 2017|Buyers|

Imagine enjoying the Southern California sunshine and a mountain view from the front porch of a Cherry Folk Victorian cottage in Echo Park. Or, how about sipping your coffee on a rainy morning, under the cover of lush green leaves atop the private, semi-covered back patio. Here you will also have access to an outdoor dining nook and fire pit.

This charming two story, four-bedroom, two full bath home has held on to many of its original features, including pristine hardwood flooring, ornate windows, and crown molding throughout, as well as a clawfoot bathtub and a working vintage stove, all which add to the character.

And, while this cozy abode still possesses a number of its initial attributes, there are also plenty of recent updates to make life more convenient, such as a newer HVAC system, stainless steel appliances, and several ceiling fans that allow for a delightful cross-breeze.

The light white kitchen offers plenty of cooking and storage space, as well as a dining nook, and a passage to the adjacent porch. The upstairs bedrooms also offer lots of light, along with the ability to arrange furnishings in the dormer areas.

This one-of-a-kind residence, which is located at 852 Waterloo Street in Echo Park, is currently listed at $899K. Private tours can be arranged for interested buyers.

Just Listed: Ten-Acre Estate Once Owned by Sonny & Cher

By |July 25th, 2017|Celebrity Real Estate|

For some, it seems like just yesterday that the singing duo of Sonny and Cher were crooning to each other, and to the world, “I’ve Got You Babe.” For those who are true fans – or if you just want to own a prestigious property in the Holmby Hills locale – Owlwood Estate, the former home of the ’70’s musical pair, is back on the market now.

Located in a highly sought-after area between Sunset Boulevard and the Los Angeles Country Club, the ten-acre estate features a 12,000 square foot main house, surrounded by lush green professionally landscaped grounds that also includes an in-ground swimming pool, fountains, and artfully shaped topiary. After coming in through the private main gated entry way, you’ll also find a sunken tennis court, two guest houses, and two separate gate houses.

The 9-bedroom mansion, elegantly styled by architect Robert Farquhar, is done up in an Italian Renaissance style design. The home was initially built in 1936 for the ex-wife of Arthur Letts, Jr., Florence Quinn.

Selling less than a year ago for $90 million, the property is listed back on the market now with an asking price of $180 million. The price increase is due in large part to the steadily rising interest in the location. Private tours can be arranged for interested purchasers.

Maintenance Free Living With a View

By |July 19th, 2017|Buyers|

There’s a lot to be said about maintenance-free condo living – and there are a lot of other things you could be doing if you had no exterior home maintenance to tend to. Even so, for some, just the word “condominium” conjures up images of small, cramped apartment style living where you can hear your neighbors’ every move.

But it’s time to shatter those urban myths…starting with this 3,000 square foot masterpiece in the heart of DTLA. With three bedrooms and three full baths, this 11th floor gem is set in the renovated 1930’s Eastern Columbia Building.

Nothing has been left undone in this contemporary themed space, from the exposed aluminum ducts to the impeccable hard wood and tile flooring. The spacious galley kitchen provides plenty of light, bright cabinet space, along with a breakfast bar and stainless steel appliances. And, the custom closets provide ample room to fill. While each window in the unit offers a breathtaking view of the city, the 50-pound double panels block out all the noise from the hustle and bustle down below.

This well-appointed unit also features amenities galore, including a roof-top spa, pool and fitness center, as well as a 24-hour concierge and an outdoor space for entertaining. It is also within easy walking distance to the Grand Central Market, the Orpheum Theatre, and the soon-to-be-completed Broadway Trade Center.

This highly desirable condo is located at 849 South Broadway in downtown Los Angeles, and is listed for sale at $2.5M. Private tours can be arranged for interested purchasers.

Kylie Jenner Finds a Purchaser for Her SOCA Home

By |July 17th, 2017|Celebrity Real Estate|

Even if you aren’t a Keeping Up with the Kardashians fan, this family’s foray into Southern California real estate can keep you entertained. Both the older and the younger members of the clan, in fact, seem to be well versed at buying and selling residences.

For instance Kylie, reality star and model, has been busily making deals for the past several years – including her most recent endeavor which consists of an Italian style home featuring a pool, spa, and outdoor fire pit. Initially obtained to serve as a “crash pad” for friends, as well as an office space to run her cosmetics biz, Jenner has decided to move on to bigger and better things.

The home – which offers a total of more than 5,000 square feet of plush living space – was originally listed back in December for $5.4 million. Now, with the sale of her first LA “starter” property under her belt, the 19-year-old Jenner is allegedly moving forward, with her new 13,000+ square foot abode purchased last fall for a tad more than $12 million.

Since the purchase of her initial home, Kylie Jenner has become quite adept at accumulating real estate in and around Los Angeles, as she is also the proud owner of three other properties, all located in the Hidden Hills community near Calabasas.

Looking for Late Summer Fun in L.A.? There is Still Plenty to Be Had

By |July 12th, 2017|Local news and info|

While the booming July 4th fireworks displays may now be just a fleeting memory, these is still plenty of summer 2017 left to enjoy. And, with a weather report calling for some scorching days ahead, it may be time to head out and enjoy some of LA’s cooler hot spots to have some fun.

One key destination should include the Japanese Garden at the Donald C. Tillman Water Reclamation Plant. Here you’ll find a 6.5 acre oasis that features waterfalls, an arbor, and lots of green, leafy trees to provide you with shade.

You could also plan to paddle your way through Echo Park Lake. Initially a reservoir, this local fun spot has been home to recreation seekers for more than a century now. Check out the cool water from the boardwalk or the path that goes around the lake. And, after you’ve worked up an appetite paddling, enjoy lunch or a tasty treat at the cafe.

If you’re in more of a wine tasting mood, be sure to check out Malibu Wines. On the weekends here, you can listen to live music, while sipping on your favorite vino. You’re also free to pack a picnic and plan to stay awhile.
